Robin Pilley

CXG Group

Robin Pilley is 42 years old and he has run his own business with his brother Daniel for over 10 years.

Training initially as an insurance underwriter working in London, he and Daniel started their first retail business in Children’s Nursery which developed into four retail shops in Nursery, Toys and Computers with shops in Haverhill and Sudbury in Suffolk.

Four years ago (in 2005) it was clear that Independent High Street outlets were finding it increasingly problematic to generate profit and Robin took the view (correctly) that the position would become increasingly difficult. Overheads were increasing and trade was moving to the internet.

Robin and Daniel investigated the Buy-to-Let property market at the time and spotted a niche in the market that provided opportunities for a new business. They initially purchased 3 or 4 bedroom houses in the local area and let them out on a room by room basis.

Robin quickly discovered there was a high demand for these HMO (Houses in Multiple Occupation) properties that he was sourcing for around £100k and rents rising to over £1,000 per month.

The mortgage adviser who was assisting with financing had clients who he felt would be very interested in such a successful investment vehicle producing such good yields and thus CXG Property Services was born.

The retail business was sold and CXG started to source properties for clients and then developed a lettings company alongside.

CXG specialises in sourcing the right tenants including selected Housing Benefit qualifiers and Polish families in their area. CXG works very closely with the Local Authority and makes full use of the LHA regulations whilst ring fencing rents for CXG clients. CXG has managed to maintain its yields through the credit crunch and over the last 5 years CXG believes it has now grown to become a market leader in the systemisation of LHA.
